My view is that if we aren't renewing him then he needs to go on the market immediately. If he would play his last year of contract here as a backup and then leave for free it would be a huge disappointment.
He is a quite serious asset, in terms of market value, his cost should be at least 50m, and if he wasn't in his last year of contract, 70-80m. So we'd get the worst of both worlds, have a great player sitting on the bench who will also leave for free, getting no money for him, and paying his contract when we don't really need him.
I think renewing him regardless of the situation with the new striker is the best option. The first thing is that even if Alvarez or Pedro are signed, he can play across the front 3 and those signings are not guarantees. I would think that he would still find a fairly important role in the rotation and maybe even outperform them if he has a really good season.
Then even if it doesn't fully work out, and we don't need him as Alvarez/Pedro/whoever are very successful, he will probably ask to leave himself and we will be able to make good money from his sale.
Again, your entire post presume one thing: Ferran will ever accept a sale. That will be great, how likely it is?
I don't think it is the case, and for that I feel it is a mute point. You can't sell a player who refuses to do so. If Ferran renews,it likely means he will also stay until the end of his contract.
We went to the same with Frenkie, there was no negotiation last May, partially due to broken relationship with his agent, and we were comfortable going in the summer while it is the last year of contract.
Ferran wants to stay, that is good and bad thing. Good because we have no urgency to renew, bad because we are unlikely to sell him.
The club wants to assess how we do in summer, and then negotiate. I think that is fair.
Ferran is great for his role indeed, but also could be luxurious piece when you are struggling to reinforce other areas. If you get Alvarez, you probably prefer to sell (if possible) or open the cap space of Ferran for a new Winger or fullback rather than expensive backup CF. And then you get someone like Muriqi or Espi or promote Hamza if he develops well.
According to Capology (awful and unreliable source) he earns 10M + 3M bonus. And he will surely ask for a pay raise. At 15M+ or so, is it worth it for backup player in this position?
